Our Complete Service includes:
Research and source properties that match the client’s criteria – This includes properties that are advertised for sale, and also properties that are considered to be off market.
Continually present client with properties that suit their requirements.
Liaise with selling agents and organise inspections of properties the client had a genuine interest in.
Record a video walk-through at each inspection and point out all visual flaws or issues. We'll also give the client our unbiased overall opinion. The client is welcome and encouraged to attend inspections if they are able to.
Compile property reports of properties the client wishes to pursue further.
Continually keep the client updated with progress and correspondence from selling agents.
Compile & submit offers and conduct negotiations to get the best price and contract conditions possible for the client.
Recommend and/or assist with finding or organising other property professionals such as property lawyers, property managers, and building & pest inspectors as necessary.
Conduct a pre-settlement inspection with video walk-through to ensure the client is satisfied with the condition of the property before settlement occurs.
Liaise with property lawyers and property managers as necessary to assist with settlement and property management needs to ensure a smooth handover of new property.
Engaging our service – Buy Broadbeach offer a free consultation for clients to learn about the service we provide, ask questions, and decide if you would like to engage us as your Buyers Agent. It also helps us to learn about you and your requirements, and how we can assist you.
If you decide to engage us as your Buyers Agent, you will be sent an agreement. Once you read through, sign the agreement, and pay our engagement fee, we immediately get started on your property.
If you require finance to purchase a property, your finance must pre-approved before we can assist you.
Fee Schedule – Our complete service fee is 1.5% of the purchase price, with the minimum fee being $12,500.
Our service fee is broken up into 2 payments:
Engagement Fee - $4,500. This can be paid after our second meeting where we discuss your specific goals and requirements (property brief). We want you to be 100% comfortable with us before any payment is made. Once the engagement fee is paid, we immediately get started on sourcing your property.
Success Fee/Balance - Once an offer has been accepted and a contract has been exchanged on a property, you then pay the remaining balance of our fee.
New Builds/Off The Plan – Our primary service is to help buyers with existing properties, although many buyers are interested in buying a new home or apartment. With a new build or off the plan purchase, many builders/developers often pay buyers agents a commission for introducing a sale to them.
If you end up buying a new property where the builder/developer does pay a commission to us, you will not have to pay for our service. We will also refund any fees that that you may have already paid to us in this instance.
Time frame to find and secure a property – On average, Buy Broadbeach generally secure a property for our clients within 7 weeks, although there are many factors that are beyond our control that can determine how long it may take to secure your property.
A major factor is the type of property you are looking for. For example – More expensive ‘High End’ properties generally have less options on the market at any one time, whereas a general 4-bedroom, 2-bathroom home in an average suburb will usually have a lot more options to choose from. Some other factors that can impact time frames are: Your budget, your list of requirements, the flexibility of your list of requirements, suburb, market conditions, the number of properties on the market, plus a whole lot more.
With so many determining factors that are beyond our control, we allow up to 12 months from the date the agreement is signed to secure a property for clients.
100% money back guarantee - In the unlikely event that Buy Broadbeach cannot find a property that you want within the agreed timeframe, we will refund 100% of any money that you paid to us. At this point you would have only paid our engagement fee which we will happily give back to you.
Buy Broadbeach fulfil our guarantee of finding a property that you want once we help you to submit an offer on a property. Once an offer has been submitted on any property, you will no longer be entitled to a refund of the engagement fee.
Getting to this stage takes up a lot of time, resources, and also money. Once an offer has been submitted, the engagement fee will be used to cover Buy Broadbeach’s costs up to this point.
If your offer is not accepted for any reason, we will continue to source properties for you in the same manner. You are not required to pay any further fee to us until you have an offer accepted and contract exchanged on a property.
Earning our success fee is very important to us, but more important is securing a property that you're happy with. So you can rest assured that we will continually strive to source and secure the right property for you.
